The fire services fitout for the MAV (Municipal Association of Victoria) office in Melbourne was delivered as part of a high-quality commercial refurbishment in partnership with Renascent Constructions. The scope involved the full design, installation, coordination, and commissioning of compliant fire protection systems tailored to the upgraded office environment, located in a multi-storey commercial building within the Melbourne CBD.
The fire services package included modifications and extensions to the existing sprinkler system to suit the new open-plan layout and enclosed meeting areas. New sprinkler heads were installed in accordance with AS 2118.1, ensuring consistent coverage while taking into account obstructions, ceiling heights, and occupancy risk classifications. All pipework adjustments were carefully integrated to avoid clashes with mechanical and electrical services while maintaining accessibility for future maintenance.
A full review and upgrade of the fire detection and alarm system was undertaken. This included the installation of new smoke and thermal detectors, EWIS (Emergency Warning and Intercommunication System) speakers, and manual call points, all networked into the base building’s fire panel. The system was tested and certified in accordance with AS 1670.1 and AS 1851, ensuring reliable early warning and occupant safety in the event of a fire.
Fire extinguishers and fire blankets were supplied and installed at strategic locations throughout the tenancy, with signage and mounting conforming to AS 2444 requirements.
Coordination with Renascent Constructions was critical to the successful delivery of the project, particularly during ceiling installation and wall closures. Regular site meetings, inspections, and open communication ensured the fire services scope remained on track and aligned with the broader construction program.
Upon completion, all systems underwent final inspections and commissioning witnessed by the relevant stakeholders. Comprehensive as-built documentation, compliance certificates, and maintenance schedules were provided as part of the project handover.
